GAMMA AVE Burnaby Whole Home Transformation

by | Feb 9, 2026 | blog

Project Overview

  • Location: Burnaby, BC
  • Home Type: Single-family
  • Size: 3,940 sq. ft.
  • Layout: 6 Bedrooms, 5 Bathrooms
  • Budget: ~$250,000
  • Timeline: Planning ~3 months, Construction ~3–4 months

The Challenge

This 6-bed, 5-bath family home was spacious but outdated. Carpeted floors, heavy wall colours, arches, and failing fixtures made the house feel dark and closed off. The kitchen was dated with an awkward layout, the bathrooms were tired, and the staircase lacked modern appeal.

📸 Before Photos

Dated cabinetry and tile with poor flow. Dark arches and heavy finishes blocked light. Failing fixtures and dated tile. Worn stairs and railings needing a refresh.

Our Approach

Magnum managed the project end-to-end, from permits to final walkthrough.

  • Main Floor: Walls removed for open-concept living/dining/kitchen.
  • Kitchen: Custom cabinetry, quartz countertops, backsplash, premium appliances.
  • Bathrooms: Five full updates — including a spa-like ensuite with freestanding tub, walk-in glass shower, heated floors, and double vanity.
  • Floors & Stairs: Engineered hardwood throughout, new baseboards/casings, custom stair nosings, refinished railings.
  • Lighting & Electrical: 20+ LED pot lights, modern fixtures, Nu-heat pads.
  • Finishes: Fresh drywall, paint, millwork, and modern detailing across the home.
